What we look after

Everything the building needs, from one team

Move-in and move-out

Between tenants we reset the unit: cleaned out, repaired, patched, painted and ready to show, so it is not sitting empty while you chase trades.

Plumbing

Burst pipes, backed-up drains, running toilets and failed water heaters, handled by our own plumbing side and answered around the clock.

Leaks, opened up properly

When water shows on a ceiling we cut it open, trace the source, fix the cause and close it back up finished, not patched over.

Lawn and grounds

Seasonal lawn care and upkeep so the property looks cared for from the street, which is the first thing a tenant and a neighbour judge.

Tree cutting

Overgrown, damaged or unsafe limbs cut back and cleared away before they take out a roof, a fence or a car.

Renovations

Unit upgrades and full renovations by the same team that maintains the building, so nobody has to be brought up to speed.

Construction

The bigger structural work when a property needs more than a repair, from framing through finishing.

Emergency work

Floods, no heat, storm damage and the things that will not wait until Monday. One number, a member of the team, day or night.

What does ArchCap actually handle on a property?

The physical side of keeping it running: turnovers between tenants, plumbing, leak repairs, lawn and tree work, renovations, construction and emergency callouts. One team and one number for all of it.

Do you collect rent or handle leasing?

No. We are the trades and maintenance side of a property, not a letting agency. Leasing, screening and rent stay with you or your property manager, and we keep the building itself in good order.

Do you take on properties you did not build?

Yes. Most of the properties we look after are existing residential and commercial buildings across the GTA and Hamilton.

Do you handle after-hours emergencies?

Yes. Burst pipes, major leaks and no heat are covered by our 24/7 line and dispatched through our own trades, and you get a record of what happened and what it cost.

How fast is a turnover between tenants?

It depends on what the last tenant left behind, which is why we walk the unit first and give you a written scope and price before anything starts. An empty unit costs you every week, so turnovers get scheduled tight.
